Following a competitive tender process, GS Kelsey proudly secured the contract to design and build a landmark specialist dementia care facility in Scunthorpe for Ongo Developments and North Lincolnshire Council. The project represents a first-of-its-kind development for the region—purposefully designed to redefine how dementia care can support independence, dignity and family life.
The scheme comprises 25 thoughtfully designed two-bedroom apartments arranged across two wings, linked by a central hub that accommodates offices, welcoming reception areas and vibrant communal lounges. This considered layout fosters both privacy and connection, enabling residents to enjoy their own front door while remaining part of a supportive community.
Designed with dementia-friendly principles at its core, the building combines intuitive wayfinding, clear sightlines and modern architectural detailing to create a safe, calming and engaging environment. Specialist features include secure, landscaped gardens that encourage outdoor activity and wellbeing, integrated CCTV systems and dedicated on-site staff available 24 hours a day. Crucially, the development empowers families to remain living together for longer—reducing the need for premature moves into residential care and avoiding the distress that significant change can bring.
The scheme also embraces the forward-thinking principles of the Housing our Ageing Population Panel for Innovation (HAPPI), promoting generous natural light, adaptable living spaces and high-quality design that enhances everyday life for older residents.
Delivered during the unprecedented challenges of the 2019 global pandemic, the project demanded resilience, adaptability and close collaboration. Changing working practices, supply chain uncertainty and national lockdowns created significant obstacles. Despite these pressures, GS Kelsey successfully completed the scheme on time, within budget and to an exceptional standard of quality.
Today, the facility stands as a highly sought-after development—an exemplar of innovation in specialist housing and a testament to what can be achieved through vision, partnership and determination.
The project started in January 2020 and in schedule for completion by March 2021.
