Following a competitive tender process, Kelsey Construction secured the Design & Build contract to deliver a high-quality residential scheme on greenfield land at the edge of the highly sought-after village of Hibaldstow.
Thoughtfully designed to complement its semi-rural setting, the development comprises 16 two-bedroom bungalows and 4 three-bedroom semi-detached houses, creating a balanced mix of homes suited to a range of local needs. The scope included the installation of all new incoming mains services, private drainage and attenuation systems, block-paved private access roads and driveways, together with feature landscaping and boundary treatments.
Infrastructure formed a key element of the project, with the construction of a new adoptable estate road and associated drainage network within the site, alongside significant upgrades to the existing highways beyond the development boundary — ensuring safe, long-term integration with the surrounding area.
During delivery, the scheme encountered technical and planning challenges, including the introduction of pumping stations and planning amendments once on site. Through proactive collaboration with the client, design team and local planners, solutions were swiftly developed and implemented, enabling the project to be completed on time and within budget.
The finished development sits comfortably within its natural surroundings, incorporating attenuation ponds, wildlife corridors and soft landscaping that enhance biodiversity and respect the character of the local landscape.
