Elm Tree Road was delivered as part of a wider three-site contract in Maltby, procured through direct selection under the Efficiency North Housing Framework. Following Stage 4 design development under a Pre-Construction Service Agreement, GS Kelsey Construction entered into an NEC4 Option A contract to deliver the onsite works with cost certainty and programme control.
Constructed on a constrained former garage infill plot, the scheme provides two high-quality 3-bedroom, 5-person family homes built to the latest standards. The project marked our first installation of air-source heat pumps, demonstrating our commitment to low-carbon, future-ready housing.
Located at the heart of a busy residential estate, the development demanded careful logistical planning and proactive resident engagement to minimise disruption. Despite challenges associated with incoming mains services and prolonged wet weather, the project was delivered on time and to an exceptional finish.
