GS Kelsey were proud to be awarded the contract by the Lincolnshire Co-operative to fully refurbish and extend the existing Abbey Medical Centre, located in the heart of the historic Lincoln city centre.

This ambitious project combined heritage restoration with contemporary healthcare design, transforming a prominent Victorian-era property into a modern, accessible, and future-ready medical facility.

At the centre of the development was the construction of a striking 220m² state-of-the-art extension, elevated on stilts to maximise the constrained city-centre footprint. This innovative design created valuable parking provision beneath the structure while delivering six new consulting rooms and two treatment rooms above.

The extension also introduced a new central staircase and passenger lift, significantly improving patient flow and accessibility throughout the building — ensuring inclusivity and compliance with modern healthcare standards.

The existing three-storey, 600m² Victorian building was comprehensively remodelled and refurbished. Internally, the layout was reconfigured to create a welcoming, open-plan entrance and reception area, alongside additional treatment and consulting rooms, dedicated staff offices, kitchens, and meeting spaces.

A full upgrade of Mechanical and Electrical Engineering Services was undertaken across the entire facility. Ceiling-mounted radiant panels were installed throughout, maximising usable floor space while delivering efficient, comfortable environmental control. The building also incorporates extensive access control systems to meet all Care Quality Commission (CQC) requirements.

Externally, the building façade underwent a complete transformation. Extensive repair and restoration works were carried out to preserve and enhance the original architectural features, including decorative mouldings, stonework, masonry, windows, and fascias — ensuring the building retains its historic character while presenting a refreshed civic presence.

One of the project’s greatest challenges was maintaining safe access at all times. With the new extension footprint occupying up to 90% of the overall site area, careful planning, phased construction, and meticulous site management were essential to ensure safety for patients, staff, and the public throughout the programme.

The completed Abbey Medical Centre now stands as a seamless blend of heritage and innovation — a revitalised healthcare environment designed to serve the community of Lincoln for generations to come.
